Very nice curb appeal and the interior looks great as well.

They can haul away the old one too for a small fee usually or the delivery guys can take it outside and set it on the curb for you.

Is the borrower doing the expensive repairs that do not offer much "curb appeal" or things that dont make it look good.

Based off of those factors, along with good curb appeal & general up keep, the property seems decent & SHOULDN'T require any major rehabs.

And possibility some exterior work to give the property more curb appeal. 

If you're good at interpreting legal language, the laws & codes for your state can be researched online or at a local law school library.In my state (Virginia) the time limit for holding possessions is 24 hours & you can even place it outside on the curb but after the time passes, you must trash it or keep it. 

Clothes lines, 1980's sliding glass door, swamp cooler hanging out the side...The house looks pretty nice inside so I would definitely consider improving curb appeal to make sure people get inside the door to see what you've done.

I think the easiest thing you can do and spend some money on is your curb appeal.
