The other cities on the list we are either unfamiliar with or the cost to acquire is too high to make a BRRRR strategy work in our opinion.

In my opinion, this is far more effective than texting, which often feels like a constant game of cat and mouse with phone carriers.The two best strategies I know are inbound methods: direct mail and Google Ads.Direct mail can be costly, but it can also lead to deeply discounted properties.Google Ads, on the other hand, doesn’t require data extraction like calls, direct mail, or texting.

Here are a few things to consider in my opinion: 1.

A lot of people want to buy out of state to chase cash flows and get really excited when they see the returns, but they fail to really get to know an area.Classifications of A,B,C or D are really opinion based, but if you speak to professionals who really know what they are doing, they will generally agree across the board on what area falls into what class. 

IF YOU DONT KNOW WHAT ANY OF THAT MEANS YOU HAVE NO RIGHT TO COMPLAIN ABOUT THE APPRAISAL PROCESS OR THE FINAL OPINION OF VALUE.  

Im in VA and invest in VA and NC that have much more attritive options/cities in my opinion.

In my opinion one still needs to understand tax law to effectively use the program.
