I second @AndyC There can be sharp contrast in property value from block to block.

This contrasts from other mentors who collect revenue on a fee basis up front, regardless of whether your deal succeeds.

There are a lot of variables involved with your question, so I'll try to compare and contrast the two investment options.

In contrast, if the property can easily accommodate a wide variety of tenant business with little reconfiguration, this will make filling vacancies easy.

"On grade" is the typical construction methodology that you are all used to where forms are built for the slab and poured onto the graded dirt pad, this is in contrast to "podium" where the cars park underneath in a concrete garage, and another type is high rise construction.

My Chase Private Client banker mentioned that this could be done through their commercial arm, and I suspect I'd get decent terms from them, but I'd rather compare and contrast a few options.Anybody have thoughts on these options? 

I like to stay with lighter color, they make the room look bigger.The trim needs to stand out with a little contrast, it gives the property a more finished look.....Great advise from previous posts, good luck.

We do a lot in Memphis...I think you would need to figure out the Class A or Class B prices in Memphis and then compare those all-in costs to other markets and compare/contrast.
