In those statutes, facts sufficient that any reasonable person would conclude the property has been abandonedappear to be relied upon. 

I've looked at them in the store and concluded they had a lot of moving parts, so I'm not sure how much I would trust one in a rental.Shower heads are also available in lower-flow versions.

Then I had to get the place inspected.Coincidentally, it turns out there was lot of corruption in the building department back then and fortunately for me, the corruption probe concluded and all but one inspector in the county was arrested when I needed the inspection.

Your situation needs to be analyzed to conclude. - I drove a lot (and kept my driving log) – I am in Arizona, where you could get 80 miles one way from Northwest Peoria to south east Gilbert.

Something indicates to them that you are unlikely to conclude a purchase, and they are wasting their (unpaid until escrow closing) time.   

If you and your significant other are soul searching and conclude that your lifestyle will be more engaging in a more rural context, then that is a tough thing to measure out and exchange for some dollars in my opinion.One other thing:  expect to be less than 100% sure on many more decisions in life. 

I have had many experiences with rent-to-own deals as owners transition them over to us for management and have yet to find one which was remotely fair to the tenant/buyer or which concluded with the tenant/buyer becoming a home owner.These are typically arrangements where guru's at REIA meetings wink and nod and say how great these deals are for investors because "THE LANDLORD DOESN'T HAVE TO PAY TO MAINTAIN THE HOUSE AND THE TENANT ULTIMATELY NEVER BUYS THE PLACE SO YOU GET TO DO IT AGAIN AND AGAIN"Usually the deal is structured something like: Option to buy the house for the next 5 years for $95k (market value is $60k), pay $4000 cash to secure option, and pay all utilities and perform all repairs under $500, $100 from each rent payment goes to closing costs should house ever close.

Then, next month, they can start these same shenanigans all over again, you'll have to once again file for eviction - rinse repeat - until their term lease is concluded and you give notice of non-renewal.As I've stated on these forums many times before, in cases other than class A properties a term lease benefits the tenant more than the landlord.
