While we found some correlations, we learned that selecting properties based on expected tenant behavior did not work well in Las Vegas.

Prohibit risky behavior such as smoking in or near the building.

If you are licensed as a broker/agent there are many rules and ethical behaviors you have to abide by.

However, it might be wise to look for a pattern of behavior. 

Find out the root cause of the tenant behavior.

I spoke with my broker who feels that technically forums could be advertising, but he was just as concerned about agent behavior on forums and representing the brokerage in a professional manner.

The problem here is that the prospectors of bygone days looking for gold were prepared with their maps, tool, labor, knowledge of mining .................. but today your real estate gold prospectors are not prepared, do not understand making offers, misunderstands assignments and ethical behavior, creative contracts, negotiations, hybrid offers, skinny contracts, Control & Roll and all it takes to get to settlement.  

So, do you allow the inappropriate behavior to continue OR do you call the LL and make a complaint?

Combing through the self employed's bank statements to extrapolate personal behavioral habits is clearly  not.

While many newbies may wholesale illegal but without the intent of illegal behavior, ignorance is no excuse to the law so it is important (in my opinion) to recognize that if you find out you operated in an illegal manner regarding wholesaling, you should certainly make sure not to repeat that the next time as you no longer have the excuse of ignorance.This is why it is so important to learn the proper way to do things, wholesaling or otherwise, and BP is such a great place to get that education, and for free I might add.
