I do plan on using my realtors to purchase my next home, so while they would be losing out on commission for the sale of this home, they would get commission a second time from me (they helped me buy this property im selling).

It’s not easy it’s not fast, but the checks are huge and if you’re serious about doing this strictly to becoming an investor, I would go all hands on deck making all your commission checks go towards your goal using it all to be up your credit, save and put into an income property.

If something goes wrong out of state you cannot see things on the ground, have zero knowledge of the area, and are utterly dependent on people who get paid by commission to give you honest, disinterested, descriptions (up front as to what you are buying) and advice.
