Reglazing works wonders with a 1950s 1960 colors like pink, green, blue tubs. 

After I buy the building, and start the renovation on it, I am sure (I know) that this will set the city in motion to do the upgrades in their master city plan.

@Nick NoonOur perception is always colored so heavily by where we live. 

However, I'm looking for 10+ years for a reason.  1) The first few years post Bubble anyone could buy low end properties almost anywhere, and 2) Repairs, vacancies and capex don't really show their true (costly) colors until year 10+.How far away are you from the properties and who is doing the management?

I asked for specifications book but the developer said they will leave it up to us as long as it complies with the plans, they have some specifics there but not too specific (ie they said dunn edwards paint but not to what color, not even if it is smooth finish or orange peel, that doesnt bother me much).

He said - I can't tell you what he said...but it was colorful!
