Anything over $1million is sitting right now.DC is the closest market to me where you can do very well on the $1.5-$2 million  range for SFH and those will net $300-$400k after all costs.

Having one without the other, is like having steak using just a fork...or just a knife. 

@Robert Fornwalt the closest REIA is in the Troy area I think.

They either want it or they don't.The 50 or so units that I own that are closest to the stadium and Five Points (bar district) are much easier to rent than better, nicer houses that are even just a 5-10 blocks away.

Gainesville being the closest city which is still over 25 miles. 

My contractor has purchased all the materials and is scheduled to put this down throughout the kitchen, common areas, and bedrooms of the unit (Bathroom and boiler closest will still have tile).
