Thinking about throwing the balance on my business card and pay it off over time.

I tell them if I evict them, I will attempt to garnish future wages for any monies owed including the cost of the eviction and that good eviction lawyers are not cheap.  

You can save money by buying smart, but don't buy cheap/lower quality because you get what you pay for and it may cost you down the road.

We have 37 units (25 properties), and have over $1 million in up front cash invested in those - and that was with rentals purchased between 2018-2021 - when both real estate and mortgage rates were cheap relative to today's prices.  

. $209k is very cheap for 40 acres, so that offer could be a person interested for hunting land and nothing I'd get excited over, and I wouldn't assume it means anything other than you could sell it for $209k. 

As long as you don't lose all of your capital, throwing yourself in with the sharks could be the best, and quickest teacher.

I would like to find a fix and flip to throw some of this equity I will have into as we wait for this lease to end.

There is a carve out for one loan by a PML per year but thought I'd throw that out there for others reading this post, too. 

They're cheap.
