The current owners were pure investors who rented it out, so they made it nice enough for that purpose (and it's an old house, so it had some of that inherent charm) but since I'm not doing roommates when I buy as planned, it might be an opportunity for me to bring it up to par (DIY) with some of the other more renovated houses I've seen in the neighborhood that have sold for $50k more than what I am buying for.

@Zerick OwensThis is not an all encompassing list, but it's a start.Pros:  - Allows you to do rehab deals...depending on the lender maybe even an unlimited amount of deals- Quick closings- Some lenders will loan 100% of all purchase and repair costs (up to a certain % of the ARV)- Won't look at your credit and assets the same way a bank would- The good HML's are RE investors themselves so you have another set of experienced eyes on the deal- They have systems in place such as requiring lien waivers from contractors before getting paid...this helps keep you safe from contractors walking off with your moneyCons:- The money is more expensive that what a private lender would probably charge- A lot of these online companies can be pretty shady using teaser rates and charging fees that you weren't aware of.- Some even hope you foreclose.My best advice is to find a reputable and local HML company to work with.

Last appraisal is higher than current asking price as I mentioned above.3. it's a old house with old house's charm, high ceiling, wood frame around the windows.
