THe best idea for a rental property is to buy one thats a REO or dump, build it up to your specifications TILE EVERYTHING, and idiot proof the house versus buying something turn key.

I rubbed some on a hidden tile and it seemed to tint it very well, I think if I went with an ebony color it might do just the trick, then I could go over it with rejuvenate or some other basic floor coating every few months to help seal it in.Thoughts or suggestions?

I have all daughters and my oldest is 9, she knows how to do baseboards, trim, tile, and use power tools.
