I'm open to where I hang my hat but do have a friend that lives by Island View Park so it might be nice to be a little close to him. 

You could install a closet rod and hang curtains.

In addition to other suggestions above, consider sign at property, posters on bulletin boards where your target tenants hang out.Before you market, figure out your application, policies and screening procedures.

While I'm a big fan of "never sell good real estate", I also believe it's false economy to hang onto less-than-optimum investments, just to avoid selling costs.

I've got a large project and both of the guys that I work with our tied up with other jobs atm. Anyone recommend a contractor for drywall for a good price? (under $1.50 sf ft). This will be about 1,500 total.

Based on my own rehabs I would focus on Painting, Drywall hanging and repair, Vanity installation, laminate/luxury vinyl tile installation, ceiling fan and light installation, baseboard and door trim installation, window installation.

I think it'd be more of value to network with others, learn from their experiences, and even create partnerships in order to get a hang of the system.

We may take on more debt if the value is there, but some of the most sage advice I ever received was from a long-time real estate developer:  "Have a plan to hang on to your property at least a decade."
