If your "recent" change to rental is within a time period allowed by the policy, then you can breathe easier calling them.

As i mentioned previously a quadplex is the closest i have come to a potential profitable property that allows for breathing room at their asking prices as compared to 2-3 unit properties.

The more money they can get from their sale, the more breathing room my parents have to cover the mortgage of their duplex.My grandparents are stubborn and want to trust the realtor / sell to this family that has offered asking minus closing costs (they met the family and liked them, want a nice family to move in and "don't want to be greedy"). 1.

Unless the property is in Portland or some other 'left-leaning' location where the landlord is REQUIRED to take the first person 'breathing', rental criteria can and SHOULD be established.
