We primarily work around the border of Tosa to the Northeast where it's cheaper and still nice.

For example, the Belleville/Nutley Border is a much different place than the Belleville/Newark border.Clifton (Passaic County) has some good value as well.

And I love how easy I can fly into BC no immigration or border check..

@Mark Ferguson, I have a question for you: since the market is so tight in our area right now, I'm thinking of looking just over the border in Laramie and Cheyenne.

my rule of thumb is anything from Sonoma county and within about 35 air miles of the Pacific Ocean and all the way down to the Mexico border is going to basically be high value RE.. that most folks think of when they really don't know CA real estate.. 

It then calculates an offer price based on that mortgage payment instead of using the cap rate method.Since 4-plexes are right on that border of residential and commercial, I wanted to see if I did the correct thing by basing my offer price off of the income of the property or if market value should have played more into the equation.I got excited to buy the first time, but I will reach out for help BEFORE next time.

I would guess since the rapid growth and numerous offerings there will be some hiccups in communications but they will be quickly overcome thru better technology focusing on customer service.I would like to continue to enjoy 10% plus returns on higher dollar amounts but I have totally understand the down side risks and principal recapture protections It is a hybrid type of investment bordering on HML and joint venture .Can anyone explain the legal process in recouping a bad loan ?

The property is located outside of Philadelphia in the suburbs of Montgomery and Chester county border if that makes any difference.
