Computers can analyze property based on subjective data (square footage, # of beds/baths, etc.) but cannot calculate for objective data (quality of kitchen cabinets/counters, size of bedrooms and bathrooms, view out the living room window, etc.).You should study the market yourself.

Then the tenant will rant a bunch of nonsense, have no evidence to back up his stories, and the judge will find in your favor based on the evidence provided by you.For future tenants, I highly recommend you read a book like mine or "Every Landlord's Legal Guide" by NOLO.

@Dani Murai, while IΒ can't give you a name of anyone in your area (I am not from there), when you are interviewing contractors, here are a couple things IΒ have seen:I avoid any contractor that has a draw schedule based on percentages, i.e. 1/3 up front, 1/3 at halfway completed and 1/3 at completion.
