Maryland is an interesting case in that legislation has been introduced each of the last 3 years....but with the short legislative calendar from a part time legislature, its been hard to push things forward.

The ROI is attractive at 16%, but ensure ARV aligns with recent comps given market trends. 

Without this, it’s tough to calculate a realistic cash-on-cash return or DSCR (Debt Service Coverage Ratio).Condition of the Property: Are there any deferred maintenance or capital expenditures needed in the short term?

The advice I have received is that HELOC’s should be used for short term loans only with a definite plan to pay it off. 

I agree with the person who said they are likely short of money and grasping at straws.

She may have also been shocked because jumping to eviction in a situation like this seems short sighted.
