A lawyer would be able to amend your operating agreement after your LLC is formed as your business grows which would save you some fees. 

If you see any major repairs, submit an amendment to the contract to ask the seller to repair.

If so, be aware some zoning amendments are coming that will affect the amount of units developers can build on some of these multi family lots - which will affect the max price they are willing to pay for the land value...which could result in a correction in pricing in some of these developer driven transactions.

Are you saying that in a situation like mine I could make the management LLC an owner of the holding company LLC's (I assume formally via operating agreement and or state LLC amendment) and then the management company could hold just one checking account on behalf of the other llc's?

My realtor didn't charge the fee in the end and I've also asked for the description to be amended to be JUST that specific property. :) Little victories.
