I always get questions where people ask stuff like "hey, if we meet once in a while to vote on paint and drink wine, is that enough to be an active investors?"

Fire pit, grill, outdoor shower, yard games, air conditioning on both floors, outdoor patio, smart TVs, washer/dryer, and a special house drink!

Beer caps in the hot tub, oven doors ripped off, alcohol spills, etc. 

Note to self:  Don't go swimming after having a bunch of drinks. 

In fact, as of now, I'm pretty sure alcohol isn't allowed at all on the beaches during the month of March to help minimize/eliminate the threat of underage drinking and decision-making. https://www.cnn.com/2015/04/15...

Furthermore, I love the city, it’s food, drinks, culture, entertainment, and hustle and bustle and believe it to be incomparable; I am not alone with this feeling and it’s what attracts many people. 

The custom for SFRs is still the same, the tenant usually gets the bills.Since I am not in the habit of letting my tenants screw me raw on a whim, I have to jump through hoops with every acquisition to get the sewage and garbage bills sent to me, "in care of" my tenant and explain I don't give a tinker's damn about the custom.It's just Western Pennsyltucky-don't-drink-the-water-stupid all around, and you have to be on top of it.

Or at least come and have a drink with us ;)

If things were so perfect where they were, they should have stayed.Move down here, buy your flowered shirts, and enjoy your drinks on the beach...can't beat it.
