From a tax reporting standpoint though, I am curious why showing a profit is even a concern. 

As others have said, you can do the digging yourself with the municipality or hire an Architect to do this due diligence and provide a zoning and property analysis report bringing all the info together for you.

I can share a full report with a lot more metrics too if useful.

Duplex, House + ADU, create walk-out basement etc...Agree on how the partnership will work in advance. 

Get the inspection report and check comparable properties quickly for condition and then go to the seller with your proposed reductions and be able to point out condition-comparable properties in keeping with your proposed price reduction.
