I tell them specifically -- "I want you to have resources, if you see a bug, spray the area, if you see it again-- spray it the next day, if that's not working, go to Walmart get something else-- if that doesn't work, then call me, don't call me because you saw an ant-- use the spray and treat the problem.

I've also seen, in many small towns across America, where Walmart will cause the entire retail trade area the relocate from the old downtown area to the area immediately adjacent to the Walmart (typically near the interstate).

That would be for generally isolated towns, although a suburb may have a population density of 10,000 but within a 30 minute drive of a major metro area I would still buy the loan there. when performing my initial demographic review I typically will look for a big box store such as a Walmart home Depot or Lowe's which indicates to me that if those companies are putting in a store the population density is solid or at least has growth potential.

After all, one can only buy so many things at Walmart before getting bored doing so.If this continues I suspect many more landlords will just throw up their hands and put their rentals on the market...thus, in the end, providing even less rent choices for tenants.
