Properties are in Troy, NY (capital region of NY).

So, someone here could recommend something, but you wouldn't be getting the discounts that we might be seeing through our region/company/board.

They are a regional credit union that holds a large portion of mortgages in house.

These loans would be through smaller banks or credit unions that are 'local' or regional'.

I am currently looking at properties in the Midwest if I choose the apartment building because from what I understand that is the best cash flowing region currently.

There is of course regionalism to mortgage rates, and your personal situation plays a large role in it...but the difference in the jumbo loan rate and the conforming rate is only 1/8th of a point difference in my area right now.  

I am almost certain my offer will be declined but since the house has been on the market for over 90 days in a region that most houses sell in less than a month I took a shot at a low ball offer.

Our LLC account is in a smaller regional bank.  

I cover the coastal NC region from Morehead City to Wilmington, NC.
