I see that you're a developer so if you were to build apartments instead, you might want to look at data specifically for apartments instead of lumping in houses/townhomes.

There is strong economic development because it is the state capital which drives demand for housing.

Now we're seeing incredible population and job growth and major companies moving and developing here like Intel and Amazon - great macroeconomics and strong rental demand.

I think that a new partner a very large real estate development co. that the company now has a relationship wanted it there where his company is also .We have very different definitions of a Hard Money Loan.

With no RE background and a full time job I was still able to create the right entity I needed, develop a powerful tax strategy, found a partner to invest with, and about to close on a rehab where we will both make $25k+.

I did this with about 4 developments in PDX market and that was 2005.
