You can certainly withdraw your offer - even if they signed it and you did not.It really isn't necessary to provide your potential mid-term tenant an explanation for your actions.

@Chris Rich The REAL short handed market in Orlando is the MTR's Fully furnished and not, with the market for buying and selling slowing here many not wanting to commit to another full year on their current lease and then of course those professionals traveling through or moving to the area that don't want the full year commitment.

However, if you think rates will decline in the next 2-3 years and you're deal flow will be intermittent (i.e. 1-2 deals a year with some months without activity) I would lean more towards the HELOC as you only pay interest on the amount you access/withdraw.

I learned that April and May are seasonally slow for rentals, since most people seem to move in the summer, and also that the market here in Wesley Chapel, FL is a bit saturated with excess inventory from all the new construction activities in the area.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
