I'm in Bluff city and interested in multi family. 

They don't overfire the stove, and keep it within the safe operating range,  this is tricky because softwoods like pine can take off faster, and well seasoned Oak will output 2 - 3 times as much heat per piece of wood as softwoods / other hardwoods do.4.)

We’ve got an STR in Oak Island, has been a successful venture thus far.

That is luxury high rise condo / rental territory or a Green Hills/ Forest Hills/ Belle Meade / Oak Hill home and usually those are Million + homes with plenty of amenities. 

A few years ago I would have only bought properties in southern orchards, old oaks and merion village but now I would buy in those areas plus driving park, all areas down to vasslor village, and all areas down to reeb-hosack. 

I have used them once for pre-finished 2 1/4 x 3/4 red oak.

With regards to the later, I have identified Oak Lawn as potentially offering significantly higher cash flow but perhaps not too much by way of appreciation, I could be wrong.
