I think your wise to install a new roof, you can take the cost off your taxes and it will only add value to selling price, and it gives the buyer the peace of mind that they won't have to worry about a huge ticket item and shows your maintaining the property..Water heater,, is a no brainier..

Personally, I'd rather own a property free and clear vs hold a mortgage just for the peace of mind, but a lot of people say you are losing money if you do this because with interest rates so low its better to take a mortgage and invest the difference in the stock market (or other properties).

If it is found that the building next to my property is encroaching, do you still advice to go ahead with the deal and may be see if title company will provide something like enhanced title insurance for future peace of mind or just ask the seller to resolve issue in 30 days or back out of the deal?
