Make sure you know the value the ADU will add to the property before building the ADU. 2) the financing on an ADU is typically far worse than for initial investment property acquisition or is often not leveraged (HELOC, cash out refi, etc).

I’m paying it down as quick as I can than taking a HELOC for buy my second property in all cash.

One thing I haven't figured out yet is that it shows HELOC available credit as a balance (which you can set to be either positive or negative, either way is incorrect though). 

UWM offers HELOCS for investment properties as well.

Took HELOC in Oct 2023 for the (2nd rental) to pay off all debts. 

OR should i avoid the HELOC all together and look for capital else where..?

With this house being bought in full the plan is to get a HELOC or HEL to purchase another property when finished.What made you interested in investing in this type of deal?

Any advice on the pros and cons of using the HELOC/HEL and purchasing outright or only using for a large down payment?
