This sounds strange due to the fact that you use online rent collection however I'm assuming the real issue is that she ran into some expenses and is trying to delay payment until her next payday.

Typically they've had all kinds of options thrown at them already, by the tax collector, by the attorneys representing the tax collector, by payday type lenders, maybe by investors prior to the sale. 

I’m going to have to wait until my payday so I can get my phone paid and most likely pay for a list.

Limiting your profit margins based on "fairness" to another investor who is going to make a great payday on the deal anyway seems ridiculous to me.
