Certain cap items is fixed or pretty close to fixed whether you are buying a $60K house vs. a $500K house in the same market. 

IE becoming a MFR landlord you do need some training.Its just like when you buy a franchise you have to go to their training so you learn how to cook the burgers right and so on and so forth.

Thing is, I will need to go DSCR loans from here on out or just stop buying new real estate altogether.

If I was going to buy in that area I would go closer to U of L.

Where you pick will depend on your goals for cash flow and your budget to buy.

It's a competitive market and most of the people that get in trouble here are ones that buy blindly without actually figuring out the numbers, etc.You'd be surprised the number of times I get asked after month one if their electric bill of $xxx or whatever is normal, and the thought running through my head is "how did you not  check things like that before you committed half a million dollars to something?"

Buying now means investing in a market that appreciates at a steady, reliable pace.

Since you know what you need to buy it at and an average rehab cost, I would say $50-70k for a cosmetic flip, set the ARV based on the sample you choose and doing comps and ask them if they would invest in a deal similar to this.
