How to find these just like anything ask around and get out there start shopping around talking to agents, wholesalers, investors, and more people that are in the communities.  

There are a number of essential provisions to include in such contract, however it is imperative to make sure the scope is properly defined both in the main body of the contract and by attaching an plans or specifications, if possible.

Hi Marcus,I have been doing this process recently and might be able to provide some insight, but I am not an expert in this.There are many companies out there that can be your 'One stop shop" with LLCs, virtual office/address, and registered agents.

That seems like a pretty significant time commitment to shop around, pick up machines, drop them off, etc.

. ;)Overall, for a beginner with money I highly recommend it as a One-Stop shop.

Not sure how close you are in terms of proximity to the university but my Dad bought property near a university for over 30 years and eventually a developer came in and bought everyone out and added luxury student housing and shopping with a huge payday for all the owners who had bought many years before.
