Adam Anderson The Country Needs To Spend More Money To Keep From Going Bankrupt??? We Are Doomed.
13 August 2009 | 76 replies
If it's a serious question, here is the reason why economists will sometimes recommend spending money in a recession (don't attack me for this answer, I'm not saying I agree or disagree with it...just that this is the logic behind the idea):Pouring money into the economy spurs consumer and business spending, which increases demand, forcing businesses to up productivity, thus creating jobs, which in turn continues to spur consumer spending and the cycle continues.A good example is WWII, where the trillion dollars spent on the war spurred a huge economic recovery in this country.

John Pugliese Need help - 24 unit apt. complex needing rehab/remodel.
1 January 2010 | 7 replies
Furnace, hot water heater, flooring, kitchen, bath, doors, molding, evaporative cooler etc.Basically, the electrical, plumbing, and foundation/framing are all that is intact and will remain.Rents are varying from $525-$625 here so a potential gross income of $151,200-$180,000 is possible. It seems as if the range of $25-$50sq/ft seems to be the normally quoted cost to remodel/rehab, but it seems as if that pertains to residential houses, and I'm figuring that I might end up on the lower end of that scale due to the rentals and my desire to install lower end stuff. All the units have separate deeds, and if I get the place, I'm planning on completing the entire outside, and then attacking one unit at a time and renting them out as I go.

J. Lamar Ferren Is There an 8 day law for Loan Officers to hold the buyer's info before processing?
27 February 2011 | 12 replies
If your loan officer is holding onto your application and not even touching it for 8-days - that is a serious problem.Maybe talk to their supervisor, other lenders in your state etc.Look on the bright side though - if they violate the 3-day rule and subsequently fund the loan, and then your buyer happens to default - it will be a perfect file for one of these loan mod lawyers to attack with a forensic loan audit.
