I think 50-150 units is no mans land and we stick to institutional level sized deals. his underwriting is too simple. the unit mixes are off we only build studios and 1 beds for fast absorption, the deal is also under parked without a parking study. anyone who uses "roughly" in their analysis isn't sophisticated enough. we underwrite rent growth, asset growth, and a million other assumptions this wouldn't pass any people I know who invest in deals. get with a More experienced operator and read more sophisticated underwriting. 400k per door new construction is crazy. how much is the land?

I’ve ALWAYS found zoning to be very accommodating to me, a onsey twosey investor vs some big developer.Also zoning can get you to the STREET ADDRESS ASSIGNMENT CLERK…If it is a duplex and u want to use it as a duplex… it’ll need an additional USPS ADDRESS.That’s actually FREE & FAST…The clerk did it for me (county just north of Charlotte NC) while we were on the phone!!

They google how to invest and see these gurus telling them how they will be financially free in 24 months using all other people's money....Fast forward to present day, most of those friends did nothing because they learned the hard way that isn't reality.
