As a general rule (though their are exceptions) we typically see smaller multifamily (quads and smaller) either in C areas or A areas without much in-between.

@Alex Ng S8 cures the rent collection problem of dealing with Class C & D tenants, but not ALL problems.Many S8 tenants still have to pay a portion of their rent + utilities - yet don't.Damages: most people now know how to use Zoom.

C properties have no ceiling fans, I will install for $50 if they want to buy it, but it stays at the end of lease, (unfortunately they are usually taken when they leave anyway).
