I've even heard of GCs using auction type settings for returned items at Home Depot and Lowes for steep discounts.I've learned a lot about the GC game as I was up close to over 40 projects last two years and some went well and some did not and when they did not it was all Contractor related.If a GC isn't sourcing cheap materials at the same time milking the hell out of his 150-200 per day workers, then you can find yourself eating into your margins real fast. 

I'd recommend a "Templates Folder" that has templates for common used docs like leases, notices, advertisements for properties.I actually just did full video on my Google Drive set up over on my YouTube channel :)

HELOC appraisals are notoriously low, just part of the game. 

I watch a lot of David Greene's YT videos and have messaged him directly and he gave me solid advice - if I'm going to buy outside of California, to go for appreciation states and look at the asset. 

There are hundreds of videos on the internet of armed citizens stopping crime and the VAST, OVERWHELMING majority of them are untrained people that rarely - if ever - have shot a gun.

You have to find a way to implement your game plan within the confines of either an LTR or STR DSCR underwrite assumption.

I heard a guy on Bigger Pockets video give a formula to use to consider if you should sell: If your equity is more than 7 years of cash flow, then you may want to consider selling to get your equity out.
