I enjoyed taking the process of taking basically a gutted shell and transforming back to something beautiful. 

If all goes well, I plan to partner with a fraternity brother of mine to acquire a hard money loan that automatically transforms into a 30-year mortgage 30 days after the completion of a rehab.

Much of what you mention is true as our Cities in Canada and the U.S.A. have transformed, mostly since the end of WWII, from places where we live to places were we go to work.  

This is especially important for student housing, as some kids are inclined to turn a blind eye to small problems that can transform into big issues.  

Anacostia is an interesting place in DC as it is going through a transformation and the future defiantly looks bright (at-least on the paper).  

Demographics in Atlanta changes very quickly so it is very important to have thorough knowledge of demographics research as one zip code in metro Atanta can be B+ in year 1 which can transform into a C asset in year 6 or 7. 

James - I hope the blog becomes a 'before and after picture' of my transformation, with all the demolition, and reconstruction in between.

I think the 2nd avenue subway is going to be very transformative for that part of Manhattan.
