Investors want to invest with people they like, know, and trust, not just in seemingly great deals with stellar returns. 

If they own multiple units backing the lease you want to check which ones they are backing it with ( the dogs, the average ones, or the stellar performing locations).

All my rental agreements are month to month except for tenants with stellar credit. in ohio you can give a 30 day notice to month-to-month tenants with no reason at all.

We are a broker. 5.99% is a rate you get if you have stellar credit.

There are a few great rules to live by to maintain a stellar credit score.

Bottom line is it is hard to justify stellar housing cost. 

My personal experience has been stellar, which is why I'm looking for something similar in DC.

Sadly I just found out that the apartment we wanted isn't available, so we will stay where we are unless we find a similar stellar deal or until we are in a position to sell the house and buy the duplex at the same time. 

This definitely isn't on the low end price-wise for an investment property (it's quite high compared to many markets) and the rent for that price point is less than stellar.
