I'm going to try to get Safeco to waive their new policy of not allowing any change of broker requests to go through after July 1, 2024 based on the fact that I never received their notice of Non-Renewal (dated May 4, 2024 ) in the mail and only got a copy of  it by email from my agent's office on July 17.  

If you work really hard and change the date to 2025 it can be achievable.

If you want to gather emails and do some email marketing, there's a new company that many hosts have been pretty happy with....Go STR MarketingI will check into this company. i don't think this will be a substitute for StayFI as you still need a better method of capturing data beyond just the contact date you get from your PMS.

On the negative, there is significant competition, proof of funds must be higher, equitable wholesaler closes in the event they cannot find a buyer by close date which requires a supply to significant money. 

You could write a simple statement and have all parties sign and date:"Landlord and Tenant agree to extend this lease with a new termination date of June 30, 2025."

Hey Martin, I believe you have to contest it by a certain date each year.

Most good BRRRR value-add improvements are taking something nonfunctional or significantly distressed or dated and making it decent and more modern.

Also now I see tax certificate issued was 3 weeks before our contract start date. 

I am reviving this since the payment due date is right around the corner.
