Sites like AirDNA, STRInsights, Mashvisor, and others can show the supply of STRs for sale in a market vs. previous years to see if there are changes year over year.

I’m a residential superintendent in NYC which requires me to live on-site so, from my understating I don’t think I will qualify for a FHA loan on a multi-family because that requires me to live in one unit for a year.

Are you using to sites like Listsource and Propstream to source leads?

Are you using any management Site like gesty to sync the different platforms? 

I found all sorts of things to reference for an eviction including excessive damage to the property, signs of an animal, lack of yard maintenance, oil spill on driveway, smoke detectors removed, the unit smelled of smoke, appliances that came with the unit moved off site ect... 

If so, are you paying a 3rd party site for the leads or can you get them by going to the courthouse?

I found a NOTICE OF SELLER’S TERMINATION OF CONTRACT at https://www.trec.texas.gov/sites/default/files/pdf-forms/50-... but it looks like its between Seller and Buyer.

You can get the STR data from something like AirDNA and then check out what your competitors offer on sites like Airbnb/VRBO.Negotiations will also depend on their cash flow and how much of the business you buy.

I need someone to really lead me to a site where I can watch an actual wholesale.
