@Travelle Mason are you looking to build basically an outside shed for each unit?

Thank you for all who shed light on this market. 

That being said, can anyone shed a little light on the following: if one does not plan to buy property in their home state, is the formation of an LLC in that state necessary or is it simply better to form LLCs in whichever state you’re purchasing in as you begin to acquire properties?

Ohio is leading the charge to shut wholesalers down.I'm not sure that my answer completely explains everything that's going on with the topic, but hopefully I shed at least some light on it. 

On the plus side, the lack of sq ft is made up for with a huge front yard (largest in the block)a very nice shed out back and it's rent ready.

Today, the water table is poisoned and Waukesha is one of the first, likely not the last, further likely one of the few lucky ones, to have been granted access to the Great Lakes water supply, despite a water shed that drains to the Mississippi instead of the Great Lakes.

Can anyone currently investing in Short Term Rentals in the Memphis area shed some light on the current rules and regs?  

I don't know much about wrap-around mortgages (though if others were to shed some light I would definitely read those comments), but if this were me in the situation, I would offer the seller a "subject-to" deal. 

Can you shed a little light on that one?
