Better to pay a sharp CPA/EA to file something and amend later.Although, we are very busy as we approach October 17, most CPA's can spare, for a fee, the time to file something reasonable. 

Troy,   Good luck with it.. talk with a sharp lawyer who knows the liens laws inside and out and get your liens in there.. thats the cheapest protection you can get.the HML may take a deed in Lui  and then make a deal with you..

From what you've written here, it seems like you'll do just fine regardless of what you decide to do, you're obviously pretty sharp.

The industry encountered the rise of OPEC and the resulting sharp increase in gasoline prices.

I've not heard or seen that podcast, there are some sharp folks who may do a podcast or put information out that aren't fully informed, grazing over some finance topic may give implications that may not be completely true, finance is like that, it goes much deeper than what is generally described, even in official documents as they use terms such as "owner occupied" without going into detail.

Dress sharp.

This can be transitioned into many areas in life such as investing but I view it as something as vital to life as staying psychically  healthy, anyway to keep your brain sharp and focused can directly contribute to surpassing any goal you set your sights on. 

Also, be prepared to be cut up on your hands, when you are breaking the tile it tends to get really sharp when you don't realize it and you'll be bleeding before you know it.But all in all, great looking flooring.
