Many wholesalers now are just doing robo calling and trying to get folks on the phone I get one to two of those a day.. most I don't talk to some times I will .. many of these are using off shore call centers so semi broken English reading form a script.. but they produce leads.. its just like buying a car.. the sales guy ( telemarketer) then hands you off to the closer.. then you have the I buyers backed by wads of VC money big advertising budgets and super sophisticated web sites that spit out automated offers.. the business is changing no doubt.. and there is no doubt like Will Bernard stated its probably the toughest thing in real estate to master ergo 9 out of 10 never get past first base.. 

Another semi-evil thought of mine is dogs are considered "unclean" animals in Islam.

You need to target the right audience...You need to allocate the right budget.If you satisfy these 2 criteria, you WILL make it, and the universe may upgrade you to semi mortal status.

I would probably just use regular drywall, more importantly is type of paint, minimum of satin, preferably semi gloss, flat and eggshell are no good as the mold/mildew grows easily on them.

Procured my last gallon of semi-gloss, grout sealer and a can of Rust-l-ouem.

I am semi-retired from the fire sprinkler/alarm/security industry and have immersed myself in commercial real estate.

I had them sanded (I didn't do them myself) and we simply applied semi-gloss poly over the wood.  

Those have a blanket prohibition except for public and semi-public signs (also defined in 26-702, bandit signs don't meet these definitions) and billboards. 

We all have stepped on decks / stairs etc that looked in good shape on top and snap in half showing the center all rotten.You use exterior STAIN, your choice is then, semi transparent which shows the wood grain like regular stains or solid which looks just like a paint but allows the wood to breathe properly.
