2-if you started to self-manage in January 2025 and managed for the remainder of the year would you not satisfy the 100 hr rule and participate more than any others?

I'm an investor, and represent as Director of Education, Equity Trust Company, which is the custodian for Self-Directed retirement accounts, and then also Equity 1031 exchange, a QI. 

In my research, default rates are pretty high amongst 401ks loans. 5) If you leave your employer and want to rollover your remaining balance to an IRA to be able to invest in real estate, known as a self-directed IRA, you have to either A) Payoff the loan first, or B) When you rollover funds, the loan balance will be immediately distributed to you, thus taxes and penalties, and you forfeit all that tax-advantaged money back in the account. 6) 401ks are generally covered under federal ERISA rules, which affords you additional creditor protections, from outside of the 401k judgments.

Hey Hares, I started to see the same slippage in a property management company I was using in NC and ultimately I made the decision to self manage everything even from across the country. 

They self managed these single family homes but also used a property management company for the ones that were further away.

My focus is on properties that are slightly positive in cash flow, while also offering capital appreciation potential, and ideally being self-sustaining in the long run.During a recent visit to LA, I didn’t quite feel confident about the current state of things there.

I self managed and self leased.  

It is self serving and imo worth it.

Depending on how long it will take to complete the remaining work and get the property sold, you could also try to find a larger general contractor; one that could self fund the work in return for a higher payday at closing.
