I’ve had 2-3 buyers interested in Lakewood and Edgewater areas continuously over the last 1 1/2 yrs so have spent a lot of time looking at properties in these areas- here are a few additional observations:The numbers on renovated full size Lakewood two family don’t match most investors criteria (greater than 7% ROI).  

I was starting to get a little concerned, I always saw other people investing in this area which I knew came with its difficulties but as long as tenant screening and property checks out I know it would work.

This includes everything from tenant screening, rent collection, and maintenance to managing budgets, ensuring legal compliance, and addressing tenant complaints.

Did you have to incorporate a special tenant screening process?

The market actually did have a good size gain.  

These costs will vary depending on the size of the cabin as well.  

No pre-screening.

Since you will have what I assume is an atypical unit mix, you will likely need to look at what different unit size buildings are selling for.I.e. 5x 1/1s are $250k/door.  4x 1/1s are $265k/door and 4x 2/2s are $325k/door, you could assume covering to a 4 unit will value the property at around 1.12mm (3x265 + 1x325)vs 5 one beds being worth 1.25mm.  

I don't know any brand new STRs that hit the normalized numbers for the cabin size in year 1.
