The property continues to appreciate (atleast in long term).If you can tough it out 15 years there is a huge upside.Also managing property is definitely easier than getting up early morning and making sandwiches Take it for whatever its worth, i have no experience running any other business, but if you do share it out, would love to hear someone who made it big outside of real estate here on this forum.

@Mike WatkinsYou are looking at a sandwich lease optionEnter into a lease and option with the seller, with rights to sublease and sub option, get as long as a lease as possible (2 year lease with possible 5 12 month extensions)Advertise for the tenant buyer and do a 1003 mortg app, have a mortgage broker look at the app.

@Mike WatkinsDo not do a lease option for more than 3 years, makes it susceptible to the Due on Sale Clause.I do 2 years with 5 12 month extensions on a sandwich fr the seller.
