But, for lending $10,000 for a few days they pay $15,000 back after the 2nd gator lender provides longer term lending in 2nd position to complete the transaction with “no money out of the student’s pocket”.

This initial negative position can consume years of the small real cash flow (when using realistic expenses).   

It also sets a positive tone and builds trust with new tenants, showing them that their living environment is taken seriously and maintained with care.

It sounds like you’re in a solid position with your skills, VA loan access, and local handyman expertise.

If you can get a 30-year loan on it and still make positive income, as well as appreciation along the way, it will leave you with more for reserves and more for other investments.

I was able to negotiate a good deal because I was in a position to move quickly or walk away.

I question how much value above costs can be achieved.An ideal BRRRR has zero costs and has positive cash flow after the refi to extract the value add.  

First of all both positions would most likely want to be first position lien (which means if you got foreclosed upon who gets paid first.)
