It seems like other than capex that the landlord is responsible for (typically roof and HVAC) there aren't many reasons why I wouldn't achieve the broker's forcasted NOI.

The biggest variable is probably the tenant, but I think they do a very good job leasing properties quickly & keeping tenants in place which is the most important aspect in my book in a successful portfolio!
