What are your opinions about returning the full security deposit as versus retaining the last months rent out of it?  

It is important that copies of all internal training materials be retained for display to any regulators and that such training be documented by requiring all employees to sign an affidavit of receiving such training and their understanding of such training and their responsibilities in helping the business achieve required compliances.

I'll have to run different scenarios, ideally I'd like to move in, complete small needed repairs to retain its value without making any significant upgrades, rent the property out and make sure it flowed before going that route.  

Find out if the city of Kirkland will require for things like underground utilities, retaining walls, sidewalks, paved roads, etc.  

Zoning won't permit tear down and rebuild. 40% of any structure needs to be retained.

You want to have happy tenants, so you have a positive outcome and experience, possibly stand a good opportunity to retain this tent, rather than replace them in 12months, mitigate your long term risks now.  

If they refuse you could always go ahead and retain the services of an agent at that point.

this is the just of what I understood it was about a 30 minute phone conversation lots of information was told to me  this is what I retained I want to see what you guys think and if it's worth getting together with him and hearing more about it 

Note to self: Avoid applicants who have their own attorneys "on retainer".
