If all you are doing is writing offers on retail real estate on the MLS after 2 weeks of open houses and showings, and competing with 20 other offers, then the only angle LEFT to work is waiving contingencies (I guess overpaying relative to comps could be another angle, if that's your thing...).

If you work for a brokerage, they will have a templated card that they want you to use for your retail business.As far as your investor business, don't put wholesaler because you never know who is going to call and some properties won't work for wholesale.
