Plus macroeconomics here in Columbus is booming right now because of developments from Intel, Meta, Amazon, Honda, and lots of major companies building out here.

They seem to be a reputable company, but nothing beats personal testimonies!

I'm the VP of a roofing company in South Florida and work with a few good PM companies on a regular basis, a lot of bad ones too.There are good and bad PMs in each of those companies. 

Also any tips for automating this as much as possible and how to protect the property financially and property management would be appreciated.I ALMOST understand the rental arbitrage strategy if building a company scaling with say 30 + units and looking for high short term cash flow.

Once you find that company then you have to make sure that your business model aligns with theirs It is very important that you make sure you take the time to interview and have candid conversations with a PM company.

I did go look at it, knew it was accessible by dirt road, and did a lot of research into who owned the easement.Won the auction, paid a tax title company to get clear title (right of redemption is 3 years). 

Does anyone have a recommendation for a reliable, quality cleaning company with great communication?

I look at who the company associated with.These are just my opinion about it.

That said, if you are working for a company that does not allow real estate in their 401(k) setup (most dont allow) then I can see where you might look at where is best to put my hard earned dollars.
