We refinished ours ourselves after 60 years old..Love em, but with that said at this point a kitchen update might be a plan but the way they both sit now, I would be able to rent them out immediately.

I cannot recommend any books but here are a few things you can do:1) Talk to specialty contractors and get an idea of costs for repairs/renovations that will be common: - cost per sq foot to paint, re-finish hardwood floors, install carpet, etc

@Cuong Le While wood textured tile might be nice in Texas, extensive use of tile floors are not big attraction in places where you have *real* winter (unless you have in-floor radiant heat).Jessica:A good engineered hardwood may not be a lot cheaper than the real hardwood, but it will allow for refinishing.

I tore up the cat pee carpet, painted everything on the main floor (ceiling to floor, minus window trim) and refinished the wood floors myself, staining them walnut, also took main bath to studs and back up (reused newer toilet and the original cast tub).1 year 2 months later, I have 3 comps that closed in the last 30 days for $141k, $143k, $145k.
