Beautiful cities were trashed and it will take years to rebuild some of them. 

You should be getting quotes based on the Replacement Cost (cost to rebuild) of the Building.  

@Jay I remember hearing that Foote Homes applied for a 30 million grant to tear down and rebuild a mixed income community.

Those people will be needing to find a place to live and some have chosen to not rebuild their previous places.

Then, they will only provide the amount your insured for -- 355K to rebuild.  

I havent seen pictures, but the entire inside is gutted and burnt, and it's smelling like I'll be getting the 100k and still pending the rent moneys for 1 year.I'm looking for insight on current rebuild costs in the St Louis area, especially since costs seem to be skyrocketing.

Inflation, the increased cost of homeowners insurance (as a result of the increased rebuild cost per square foot) as well as regularly rising HOA fees all contribute to increasing the rent.

With a lot of work, its done and worth a lot more than I have in it, but I was also able to shave about $20-30k off the rebuild having my own crew handle a lot of it.

We don't mind putting in work but are not ready for a complete teardown/rebuild.
